Catamount Constructors Breaks Ground on Affordable Senior Housing Project
September 27, 2011DENVER, Colorado – Catamount Constructors, Inc. (Catamount), a privately held commercial general contractor with offices in Denver, Colorado, Atlanta and Savannah, Georgia and San Antonio, Texas, announced today it will break ground on Wheat Ridge Town Center Senior Residences on October 24th. Owned by Denver-based real estate development and investment company Wazee Partners, LLC, this new affordable senior housing project will occupy 2.25 acres within the 8-acre Town Center North Redevelopment project. Located on the corner of 44th Avenue and Upham Street, this will be Wheat Ridge’s first 9% low income housing tax credit real estate transaction in the City’s history.
Designed by Denver-based Kephart Architecture, this single 4-story stick frame senior housing facility will include 88 units totaling 89,200 square feet with brick block and stucco exterior. Town Center is a Colorado Housing Finance Authority (CHFA), low income housing tax credit funded real estate transaction. The project is scheduled to be completed in August 2012 with lease-up beginning early summer 2012.

Wazee Partners, LLC, is a real estate development and investment company principally active in the development and acquisition/rehabilitation of multifamily, senior housing, retail and land properties throughout the mountain west. They are a direct buyer and developer of multifamily apartment properties located throughout the western United States. The principals and affiliates have purchased and renovated over 600 units during the past five years with extensive knowledge and experience in the acquisition of both market rate and affordable multifamily properties.
“We pursued this transaction because it was a unique opportunity to work with an urban renewal authority as part of a redevelopment plan sponsored by the City of Wheat Ridge and the Wheat Ridge Urban Renewal Authority,” said Tyler Downs, a Wazee Partners principal. “The City’s financial commitment was the impetus behind our decision to bring this project to fruition. We felt it was not only a great fit for us in terms of our senior housing expertise but a great fit for the City of Wheat Ridge as well, who’s community has not benefitted from a new affordable senior housing project in quite some time,” Downs concluded.
